Making the decision to sell your house or apartment in Valencia or its surroundings, Done ! Selecting the right professionals to help you with the project, Done! Gather the essential documents? Done! But before listing your property on the right platforms, there are a few things to keep in mind. Attractive photos Not a professional photographer? No problem. At Spain Home Luxury we've done our homework and had the opportunity to walk you through the entire process. First step: Cleaning operation of your property. Repair the few visible flaws, tidy up the superfluous ... and, why not, take the opportunity to reorganize the space and attract potential buyers (this is what we call homestaging). The only thing left to do is to immortalize it all. Our advice: choose an angle that allows you to photograph three walls at the same time, be careful with backlighting and always take the photos horizontally. Plan for a maximum of 8 shots (unless it is a prestigious property) and always publish the most significant ones first. A complete description With the photos in hand, it is time to elaborate an exhaustive description of your property to attract potential buyers. Start by specifying in which municipality the property is located and then indicate the surrounding facilities. Next, we move on to the presentation of your property. Number of living rooms, bedrooms, presence or absence of a basement, attic, parking space, etc. Also important: legal elements such as the energy certificate, the nota simple and, if it is an apartment or a house in an urbanization, the amount and description of the charges (be sure to have these documents at hand!). There is no point in cheating: if the property is to be renovated, it must be shown. A fair estimate We know it by heart: "Yes, but my property is better than the one that was sold above me a year ago at xxx€". In short, when estimating, be honest with yourself and your property, taking the emotional aspect out of the equation. Spain Home Luxury has the experience to provide you with a fair valuation of your property, taking into account a number of technical, commercial and contextual elements, such as the neighborhood and the market price in your locality. Contact us for a free valuation of your property.

What is the security level of the Torre en Conill urbanisation? Torre en Conill is a perfect urbanisation for those owners who are concerned about the security of their family, as it is a residential area with private surveillance 24 hours a day. How long does it take to get from Torre en Conill to Valencia? Valencia is only 12 kilometres away from the Torre en Conill urbanisation, so on a calm day, without excessive traffic, this journey can be done in just 25 minutes. On the other hand, the town of Bétera is just over a kilometre away from Torre en Conill and has a metro stop, so it is also possible to reach València without the need to use a private vehicle. What services are available to me as a resident of Torre en Conill? The urbanisation itself has a supermarket for the convenience of residents. The nearby town of Bétera, a kilometre and a half away, has all kinds of services, such as a police station, shopping centres, hypermarkets and a health centre. What options are available in the area around Torre en Conill for my children’s schooling? The owners of Torre en Conill are very close to the prestigious Mas Camarena school, located in the nearby urbanization of the same name, and focused on bilingual education. Is Torre en Conill a suitable development for golf lovers? There are few residential areas in the Valencia Region as suitable for golf enthusiasts as Torre en Conill. The reason for this is the Escorpión golf club, a 27-hole course (which combined results in three 18-hole courses) designed by Ron Kirby, who adapted the course to the orographic and landscape characteristics of the area. In fact, the houses of Torre en Conill are arranged around the golf course, so they have excellent views of the course. The Escorpión club has recently begun a process of renovation of its indoor facilities. Equestrian enthusiasts can also enjoy the facilities and classes offered by the Les Mallaetes club. What is the lifestyle of the residents of Torre en Conill? The residents of Torre en Conill enjoy a privileged location that provides privacy and exclusivity. It is a family urbanisation where the Escorpión club also functions as the centre of social life. What are the catering options around Torre en Conill? In addition to the recently fully refurbished cafeteria at the Escorpión golf club itself, residents of Torre en Conill have access to the restaurants located in the town of Bétera, just over a kilometre away. These include El Gordo y el Flaco, a restaurant that combines traditional Valencian cuisine, specialising in rice dishes, with contemporary cuisine. What kind of properties can I buy in the residential area of Torre en Conill? The properties located in Torre en Conill have privileged views, most of them overlooking the golf course of the Escorpión club. All of them are high quality constructions with spacious plots designed for family life.

In Spain, the notary's responsibility is limited to ensuring that the deed of sale of the property is properly drafted, that the purchase price of the property is paid to the seller, and to certify the identity of the parties signing the deed of sale. The acquisition costs of the property are between 8% and 15% of the value of the property. We have : 1.the property transfer tax ("Impuesto de Transmisiones Patrimoniales" or ITP) in the Valencian Community, it is 10% of the sale price of the property. 11% on properties over 1,000,000 euros. 2) Notary fees. The notary does not have the same role in Spain as in French-speaking countries. He or she is simply a registrar: he or she simply draws up the deed of sale and the mortgage deed (escrituras de compraventa y del préstamo hipotecario), reads the main passages, checks your identity and certifies your signature. His fees vary from 300 € (for a purchase of 50.000 €) to 900 € (for a purchase of 1 million €). Count on approximately 0.1% of the purchase value of the property. 3) Registration fees for the Property Registry ("inscripción en el Registro de la Propiedad"). The cost varies from 300 € (for a purchase of 50.000 €) to 650 € (for a purchase of 1 million €). 4) The Real Estate Advisor or lawyer specialized in real estate law: the advice is mandatory for a French-speaking person in order to verify the real state of the property and the different documents related to the sale. If you choose the lawyer option, his assistance will cost you approximately 1% of the purchase value of the property. If you choose the real estate consultant option, therefore Spain Home Luxury, in the fees which are 3% of the sale price plus VAT at 21%, are included the legal verifications made by a tax lawyer specialized in real estate law that you will have the pleasure to meet if we work hand in hand.

Calmer, more Mediterranean, smaller, less animated, ... For many years, comparisons between Barcelona and Valencia have been dividing opinions. The Catalan giant, more famous thanks to its mythical Ramblas, its inimitable cathedral still under construction, tends to take the upper hand over its little sister from the south. And yet ... The fame of a city is not always synonymous with "better" or "best". We have decided to come back to 5 fundamental points, weighing in favor of our dear Valencia, when choosing "where to live". 1. The climate Yes, it may seem obvious, "further south, warmer, sunnier", it's a matter of logic. But what does it mean? What does it imply? Living in the sun, waking up in the morning and seeing that blue, almost cloudless sky. It's not just about being able to go sunbathe at the beach most of the year. It goes beyond that. It's the joy of living, it's recharging with energy, with vitamins. It's about wanting to get out of the house. It's making plans. It's doing sports in the Turia garden, which is several kilometers long and crosses our city from one side to the other. It's walking your dog with desire and not with obligation. It's meeting up with friends after work for a drink. It's talking, laughing, living. This is what it means to live in a city with such a mild climate as Valencia. The joy and the desire to live. 2. The French-speaking communities Belgian and French friends can rest assured that you will not feel isolated here. In addition to the Facebook groups where you can get help and advice to establish your life in Valencia, you will find here French restaurants and stores selling products so dear to our stomachs. Some will say "when you live in Spain, you eat Spanish". We believe that French expatriates living in Japan do not eat sushi 365 days a year. Well, the same goes for you. We love paella. The tapas we love. The ham to be consumed without moderation. We all agree with that. But that doesn't stop us from having a little piece of cheese, a beef bourguignon, a REAL croissant and not a "curasan", ... that's not only good for the stomach but also and especially for the morale. So know that here you will find friends, advice, support and little treats, all to make your life easier and to help you in case of a bout of doldrums, because yes it happens! 3. A lively cultural life And that's not an understatement! Shall we start the list? We're not just talking about the more than famous Fallas that leave the city feeling like the day after Christmas: we ate too many churros, we listened to too many firecrackers, we laughed too much, we danced too much, we hurt all over, we can't take it anymore: but how good it was! And because in our lamentations (because above all we are French speakers of "too much noise", "too many people", "too much of everything", we love it and wait only for one thing: that it starts again. But we said not to talk about the Fallas. In Valencia there is always something to do, to see, to discover. So let's talk about the concerts, the plays, the ballets, the operas, the fireworks that light up the sky, the markets that flood the streets and our nostrils with irresistible smells. Valencia is cultural, multicultural. There is something for every taste, for every age, for every desire. "There's nothing to do today" is a phrase that can hardly be pronounced here. For more good plans and different plans especially, we recommend the Fever application. You will tell us about it. 4. The price per square meter So let's get more serious and tackle a subject that directly affects our sweet wallets. According to the site www.combien-coute.net, in 2021 the average price per square meter in the city of Gaudi, is 4434.44 €. A minimum of 3500 and a maximum of 5000. But in Valencia ... This same site estimates the average price at 2620.58€. With a minimum of 2000 and a maximum of 3500€. No need to be a mathematical genius to understand: the minimum price of Barcelona is the maximum price of Valencia. A strong argument that should please your banker... 5.Valencia - France / Valencia - Belgium connections Brussels-Zaventem, Brussels Charleroi, Bordeaux, Marseille, Nantes, Paris (Beauvais, Orly, Roissy-Charles de Gaulle), Toulouse. Here is the list of Belgian and French destinations departing directly from Valencia airport. With airlines such as Ryanair, Vueling, Bruxelles Airlines, Air France and Transavia, you're sure to find a way to get home as frequently as possible. Valencia isn't that far from France or Belgium, and you can be home with your loved ones for a weekend back to your roots in just 2 hours (Brussels Charleroi or Brussels-Zaventem). So I know what you're going to say: "Barcelona has all this too". Yes, it does. But Valencia, our beautiful city, offers a quality of life that we haven't found anywhere else. Smaller than its Catalan big sister, it's quiet, less touristy, less noisy. Valencia is a gentle little bubble, cradled by the waves of the Mediterranean and warmed by the rays of the sun. Valencia means being able to get from point A to point B on foot. It means not being smothered by thousands of tourists (apart from the Fallas, mind you). Valencia is the good life, so ... what are you waiting for?
